At present the government has now granted a stamp duty holiday on qualifying purchases until 30th June 2021. Whilst we appreciate that you may be eligible to benefit from this government granted relief we still cannot make any guarantees or confirm that the matter will complete in time for you to obtain the stamp duty reduction. By continuing to instruct us on this matter you are acknowledging that the matter may not benefit from the stamp duty holiday if completion does not take place by the 30th June 2021 (a Wednesday) and that you are aware that the normal and increased rates of stamp duty (albeit with some tapering relief) will be payable for your type of transaction if it does not.

Since the original lockdown lifted, the conveyancing market has been surging and we are dealing with an unprecedented number of new conveyancing matters and with the now extended Government concession these are continuing. Many solicitors are still operating a very limited service, as are local authorities, lenders and the Land Registry. These factors are causing delays in most conveyancing transactions which are beyond our control. The position is further exacerbated by the unavoidable impact of the Covid pandemic and the national lockdown which is causing delays in the processing of mortgage applications, property surveys and even in the booking of removal vans. There is no guarantee that these delays will ease with the projected easing of the lockdown.

We understand that your transaction is of the utmost importance to you and we will do everything we reasonably can to progress it quickly. But we do respectfully as you please:
* not to chase us by email or telephone unless it is absolutely necessary. As a matter of standard practice we will chase others as far as reasonable and we will report progress to you. Dealing with chasing emails and calls is time consuming and simply slows down the process for all of our clients. We will deal with incoming emails and calls but will do so strictly in order, firstly of urgency and secondly of chronological order.
* to bear in mind that delay is presently endemic to the conveyancing process because of COVID restrictions and the Stamp Duty Holiday, when planning exchange and completion dates.
* that if it is the case that you cannot afford to buy unless you get the benefit of the stamp duty concession you are at risk unless there is a legally binding contractual completion date on or before 30th June 2021 and completion actually takes place on the contractual date.
